LEGISLATIVE & TAX BENEFITS

EPC 2025, Section 21, and Section 24 are reshaping traditional letting — serviced accommodation offers a different path.

  • EPC standards: All rented homes in England & Wales must reach an EPC rating of C by 2030 (up from E). Over 3 million homes fall short, with upgrade costs capped at £10,000 per property.
  • Section 21: No-fault evictions were abolished in May 2026. Landlords now need a valid reason (Section 8 grounds) to evict, with set notice periods — no more quick, reason-free possession.
  • Section 24: Landlords can no longer deduct mortgage interest from rental income before tax — they get a 20% tax credit instead, squeezing margins for higher-rate taxpayers and leveraged landlords.
