What rent-to-rent actually is

Rent-to-rent is a straightforward arrangement: a landlord agrees to receive a guaranteed rent for a fixed term — typically anywhere from 12 to 60 months. In exchange, the landlord allows a service provider to sublet the property, usually converting it into serviced accommodation. The provider then manages everything — guests, cleaning, maintenance, marketing — and keeps the difference between what they pay the landlord and what the property earns on the open market.

That’s it. No hidden mechanics, no smoke and mirrors.

Why landlords are drawn to it

So why does it have a bad reputation?

Like most models involving other people’s assets, rent-to-rent has attracted its share of underprepared or, occasionally, dishonest operators — people who overpromise, undermanage, or disappear when things get difficult. That’s given the model a reputation it doesn’t fully deserve.

The difference between a legitimate operator and a bad one usually comes down to a few things: transparency about the agreement terms, proper insurance in place, verifiable references or track record, and clear standards for how the property will be maintained and returned.
